Overview

Bollinger Hills is like an upscale version of Twin Creeks. Set high on the hills above San Ramon, a drive around the area could lead one to assume that this is just another part of Twin Creeks but although most of the homes appear identical to Twin Creeks homes from the exterior, in reality, the floorplans of many have been modified and improved. There are also some models here that can not be found elsewhere

Home styles are typical of the 1980s and are a mix of one and two story and tri-levels. Many have large lots and impressive views.

This is considered by many to be one of San Ramon's most desirable neighborhoods. It has a very well-established feel and lot sizes are typically generous compared with more recent developments. There is also lots of choice from single level 3 bedroom ranch style homes to large 6 bedroom two story homes with everything in between. Many homes here have been considerably upgraded and remodeled.

Prices vary considerably depending on size of home and degree of remodeling. Based on mid 2006 prices, it would be unusual to see any home here below $800,000 and prices typically range from around $850,000 to $1,250,000. An updated 4 bedroom, 2 bath single story home in a good position would probably bring around $950,000.
