All The Things I Do To Help You Buy Your Dream Home
If you are like most people, buying your home is your single largest investment. You really do need good professional representation and just like any other professionals, all real estate agents are not alike.
When you are selecting a Realtor to represent you in the purchase of your home, it is important that you choose somebody who is familiar with the area where you want to buy, somebody who will take the trouble to understand exactly what you are looking for; somebody in whom who you will have complete confidence. You need to know exactly what your Agent is going to do for you and what you need to do in order to ensure a smooth transaction.
And remember - Using a Full Service Realtor® like me will not cost you a cent. When a home is listed for sale, as stated in the listing agreement, a percentage of the sales commission paid by the seller is disbursed to the agent who represents the buyer.
Determining Your Requirements
I will take the time to sit down with you to determine your wants and needs in your next home. This is a lot more than just how many square feet, number of bedrooms and number of bathrooms and among other things, I will ask you about your lifestyle and your artistic tastes For example: Do you like contemporary or traditional? We will also talk about the kind of neighborhood you would like to live in. What facilities do you need (shops, restaurants etc.)? How close do you need freeway access to be and lots, lots more.
Financial Matters
You will already have a good idea of how much cash you are likely to have available but there are an enormous number of loan options in today's mortgage market. No longer is it simply a matter of deciding if you prefer a fixed or adjustable mortgage then determining how much you can afford to spend. Through my association with one of the areas best mortgage brokers, I have access to a wide range of programs. Having determined which is right for you, we can quickly have you pre-approved for a loan, which will put you in a strong position when it comes to writing an offer on the home you want to buy.
Area Options
If you are relocating into the area, you will probably want to take advantage of my free Buyer Concierge Service where I will personally set aside 1-3 days of my time to drive you around the various communities in the San Ramon Valley to halp you gain an overall feel for the area and to determine which areas would appeal to you as a place to live.
The Home Search
Having determined what kinds of homes will interest you, I will search the MLS on an ongoing basis and consider all listings against your criteria. I will let you have full details of everything you could possibly be interested in and I will personally show you those that we short-list after discussing the various options. If you are interested in new construction, I will also show you the new developments in the area if these homes could meet your needs. In this way, I ensure that you can not miss anything that could be the right home for you.
Making An Offer
When you find a home that you decide is the right one, I will prepare a Buyer Market Analysis on the home. This will show you what price similar homes have sold for and will provide a guide as to how much to offer. Having determined the offer price, I will write up the offer for you and wherever possible, subject to the agreement of the listing agent, I will personally present the offer to the seller.
Negotiation
In the event that your first offer is not accepted as written, I will carry out all negotiations on your behalf with the aim of agreeing a mutually acceptable figure. I will then open escrow on your behalf.
Inspections
Acting on your behalf, and using my network of home inspectors and other professionals and contractors, I will arrange for all necessary inspections to be carried out and I will attend them.
The Escrow Process
Throughout the time the home is in escrow, I will liaise with the listing agent to ensure that all the necessary documentation is completed and that disclosures are made and contingencies removed in a timely manner as appropriate. When the transaction is coming to completion, I will attend the signing with you so that I can assist with solving any last-minute problems that may arise.
I will do everything in my power to see that you buy the home that is right for you, at the best possible price, and that your move is trouble-free.
