Are all agents the same when it comes to selling your home? I don't think so!

There are three things that really matter when you are selling your home:

Setting The Right Price

It really shouldn't be difficult to arrive at the right price to ask for your home. Most agents have access to the sales figures for homes in your area going back many years and comparing recent sales prices of similar homes provides a good starting point for valuing your home. With adjustments for condition, upgrades, lot size, etc., an accurate figure can quickly be determined.

It is not the agent that ultimately determines the asking price though. Or the selling price. All we can do is make a recommendation based on our knowledge of the market. The seller sets the price where the home will be offered for sale and on occasion, this is based more on personal feelings rather than an objective assessment. That is one reason why some homes take a lot longer to sell than others. The Market determines the price at which a home will sell.

When I prepare a Comparative Market Analysis for you, a critical part of it is an explanation of how I arrive at the suggested list price. I do a lot more than just present you with a list of Active, Sold, Pending and Withdrawn properties.

An Effective Marketing Campaign

Having set the price at the right level, good marketing is essential. Knowing that the most crucial aspect of marketing your home is to ensure that other agents know that your home is for sale, I have systems in place to email all of the top performing agents in the area with a Virtual Brochure that presents your home in the best possible light. I also email this to every agent in every J Rockcliff office.

In addition to marketing to agents I undertake a high profile advertising campaign using photo-advertisements to appeal to the interest of individuals who are actively reading the real estate publications and local newspapers on their own behalf.

Your home is featured on a number of Internet web sites including the most visited real estate web sites such as Realtor.com. I also publish a "Multimedia Home Show" (like an enhanced Virtual Tour) of your home to generate even more interest from potential buyers.

Subject to your agreement, I will arrange for a series of Open Houses beginning with a catered Open House on Brokers' Tour Day (This is a weekly event when most of the newly listed homes are previewed by agents who are actively working with buyers in the area). These are also designed to maximize interest in your home. I then follow up all showings with the agents concerned and present the feedback to you during our regular progress reviews.
